Please read the following items below to learn how to care for your property and what to do when and maintenance issue arises.
Important things to know
Main Water Shut off location: In case of a water leak, you will need to know how to shut of the main water supply to the home. Please locate the water shut off and ensure that it is working.

Breaker panel and GFCI Locations: In case the electricity goes out in an area of the property, you will need to locate either the breaker panel or GFCI to reset the breaker or outlet. Breaker panel locations are typically found outside, in the garage, or inside the bedroom/closet. GFCIs locations are typically located in kitchens, bathrooms, garages, and outside.
Water Heater location: In case there is no hot water, you will need to check if the water heater is working. Most houses use a gas water heater, and the most common issue is the pilot light going out. You will need to check to make sure the pilot light is working before contacting us.
HVAC Filter location: It is the tenant’s responsibility to change the filters. Filter location is usually in the hallway.

Inspect and change HVAC filters as needed. It is the tenant’s responsibility to purchase and change the air filters. Not doing so, can cause damage to the heating/cooling system and you could be liable for those damages. We recommend changing the air filter on the following cycle:
Summer = Change monthly
Winter = Change every two months
Clean kitchen sink garbage disposal. By grinding ice cubes, then flushing with hot water and baking soda. It freshens it, but as a bonus, ice sharpens the blades.
Run water and flush toilets in unused spaces. This mostly applies to guest bathrooms, or any other sinks/water sources you don’t use on a regular basis. The idea is to prevent grime or any other kind of buildup. Regularly running a little bit of water through will prevent this.
Check A/C unit: It is a good time to test and make sure you’re A/C works before the season begins. This way, if repairs need to be made, they can be done quickly. A/C repairs during the peak season take more time, because vendors schedules get backed up.

Test smoke/carbon dioxide detectors: Your detectors should have a “test” button. If the alarm sounds, you’re good to go. If not, replace batteries immediately and test again. If it still doesn’t work, you’ll likely need a new detector. Please contact us to have them replaced.
Sprinkler Timer: Because the city has a watering schedule, you will need to make sure the sprinkler timer is adjusted. If you have yard service, try to reach out to the Gardner to see if he maintains the timer otherwise contact us and we will help guide you on how to get it changed.
